Common Questions
Is this really a grant? Not a loan?
Yes. After you make 6 on-time payments, it is completely forgiven. You do not pay it back.
Do I have to be a First Time Buyer?
No! First time buyers are welcome, but it is NOT a requirement. Even if you have owned a home before, you can qualify.
What credit score do I need?
This program generally follows FHA guidelines. We can typically work with scores starting around 580-620 depending on other factors. Call us for a quick check.
How much can I borrow with this program?
The grant covers 3.5% of any home price, but the assistance is capped at a $806,000 loan amount, which means the maximum grant is $29,197. On homes under $806,000, you get the full 3.5%. On homes above $806,000, you can use a conventional loan option which goes up to $1.2 million+ in high-cost counties like Orange County.
What happens if I refinance or sell before 6 months?
If you refinance or sell the property before making 6 consecutive on-time payments, the grant becomes due and must be repaid. After 6 payments, it's permanently forgiven.
