CalHFA's MyHome program is offering up to 3.5% in down payment assistance for FHA buyers, which can be the difference between qualifying and not.

What Credit Score and Income Do I Need to Qualify?

People always ask what it takes to qualify. FHA loans are still the most forgiving. You can get approved with a 580 credit score and 3.5% down, or even a 500 score if you can put 10% down. Conventional loans want to see 620 or better, but if you can hit 740 or higher, you'll save serious money on your rate. VA loans technically don't have a minimum credit score (that's up to the lender), but most of us look for 620 as a floor. For income, lenders want your total monthly debts to stay under 43 to 50% of your gross income.

As far as loan programs go, we've got the full lineup. FHA loans are great for first-timers or anyone without a massive down payment. VA loans for veterans offer 100% financing and no mortgage insurance. Conventional loans give you the best rates if you've got good credit and at least 5% down. Then there's jumbo financing for anything above $806,500. We also do bridge loans, construction financing, and bank statement programs for borrowers who don't fit the W-2 mold.
